Building Cleaning Schedule

2nd January 2010

The new cleaning contractor has altered the building cleaning schedule to improve the quality of the service provided. The new cleaning sequence is:

Monday – Block D (D1 and D2)

Tuesday – Block E and Block F

Wednesday – Block A and Block B

Thursday – Block C and Block G

Friday – Main garbage area and bins

Saturday – All car parks

Footpath 2A & 2B Munderah

4th January 2010

The owners of 2A & 2B Munderah Street are to upgrade the footpath outside their properties during January and February. They have apologised for any inconvenience caused and requested use of the footpath be minimised while the works are undertaken.

New Building Manager

22nd January 2010

Meriton has decided to relocate the current Building Manager to another site. Robert Eyears starts as the new (and ninth) Building Manager at Lexington Apartments on Friday 22nd January. Robert can be contacted on 0418 814 041.

Security Card Audit

14th March 2010

Owners and Residents should note that an audit of security cards and the access associated with individual cards will be conducted over the next few weeks. Owners and Residents will receive a letter from Strata Title Management that includes a form that needs to be completed and returned to STM by the 26th March 2010. Failure to complete and return the form will ultimately lead to suspension of access rights.

Visitor Parking Space Patrols

Owners and Residents should note that random patrols to record the use of Visitor parking spaces start on Monday, 15th February 2010.

Reminder – Security Card Audit

2nd April 2010

While the majority of Owners and Residents have completed and returned the security card audit form to Strata Title Management some 51 returns remain outstanding. Owners and Residents should note that an audit of security cards and the access associated with individual cards will be conducted over the next few weeks. Owners and Residents will receive a letter from STM that includes a form that needs to be completed and returned to STM.

Failure to complete and return the form will ultimately lead to suspension of access rights until the required details have been provided.

Change to Activity Room booking process

5th June 2010

A new process to reserve and access the Activity room has been introduced to address the theft of Owners Corporation furniture from the Activity Room. The change will be effective from Monday 7th June 2010.

To book the Activity Room owners and residents will need to complete the existing diary and contact Building Manager to be provided with a swipe card enabled to cover the booking. A $100.00 deposit will be collected and returned so long as the room, furniture and swipe card are all in appropriate condition after the booking. Swipe card access will be changed such that Activity Room access is removed as a default inclusion.

New Building Manager

31st July 2010

Paul Sheedy will take over the role of Building Manager at Lexington Apartments from Monday 2nd August following Meriton’s decision to relocate Robert Eyears to their World Tower site.

Window Cleaning

29th August 2010

High level window cleaning for blocks C, D, E, F and G commences on Monday, 30th August and will continue through to Friday, 3rd September.

Compulsory Annual Fire Safety Inspections

6th September 2010

On Saturday 18th September ERMA Fire Pty Ltd will undertake an inspection of all internal smoke detectors and unit front doors. The inspections are required to ensure the complex holds a Essential Life Safety Measures Fire Certificate.

Access must be provided to all units. Failure to provide access on the day will require a scheduled appointment at the owners cost at another time.

Inspections will start at 7:00 AM on the Ground floor of Block A. An indicative schedule has been provided by the contractor:

Annual General Meeting

Owners are reminded that the AGM for SP79293 will start at 6:30 PM on the 8th December 2010 in the Activity Room.

Attendance at ECM and EGMs has been disappointing throughout the year and the EC encourage all Owners to either attend the AGM in person or nominate someone who is attending as their proxy.

Strata Manager Representative Change

Lani Zaubzer is no longer the representative for Strata Title Management. Michael Price commences as the STM client manager for SP79293 from Tuesday 2nd November 2010.

Notices by E-mail

10th December 2010

Owners can reduce their impact on the environment and help reduce the annual spend on printing and stationary (by about $120 per lot) by electing to receive all formal correspondence from the Owners Corporation by E-mail. To move to E-mail distribution an application form needs to be completed and provided to the Strata Manager.
