Site Facilities

GymThe gym is located adjacent to the car park entry gates, level P3 under block D2. The gym is available for non commercial use by owner occupiers and tenants between 6:00am and 10:00pm seven days a week. Access is controlled by the site security system. Toilets and showers are also available.

Residents are not to use or store any equipment in the gym not supplied and maintained by the Owners Corporation.

Activity Room

An activity room is available for non commercial use by owner occupiers and tenants 9:00am and 10:00pm seven days a week. A booking register is provided online. Use of the Activity room requires the use of special swipe cards issued by the Building Manager.

Barbecue

A elecgric barbecue is available for non commercial use by owner occupiers and tenants between 9:00am and 10:00pm seven days a week. A booking register is provided online.

Security Systems

Many areas of the common property are under constant video surveillance. Monitored areas include car park gates, entrances to buildings and the foyers of each floor in each building. Some other common property areas are also protected by video surveillance. Access to all recorded material is restricted and controlled by the Executive Committee for the Owners Corporation.

Use of the video surveillance system footage is restricted to security incident investigation and by-law enforcement.

Access to all secure common property areas of the complex is by proximity card only. Proximity cards are configured to provide only the appropriate access for a given holder. Proximity card events are logged.

Proximity (swipe) cards are issued by the Building Manager for the Owners Corporation. Each lot owner is supplied two cards initially. Additional or replacements for lost or stolen cards/tokens can be purchased from the building manager.

Rubbish and Garbage removal

All rubbish, garbage and waste removal is the sole responsibility of the each individual residents. The body corporate is supplying wheelie bins throughout the complex for common household waste items. The Ku-ring-gai Council website provides detail on what goes into which bin. All rubbish that can not go into any of the bins provided needs to be disposed of by other means, ie curb side collection, and is the responsibility of the residents.

Main Garbage Room

Owners and tenants must place flattened large cardboard packaging that will not fit in the paper and cardboard wheelie bins in the Main Garbage Room located next to the car park entry gates, level P1 under block A.

Owners and residents are reminded that disposal of materials that are not suitable for the bins provided must be undertaken through the kerb side collection service provided by Ku-ring-gai council. Collections are booked through the linked council web form: Council Cleanup Request

The Owners Corporation is not providing a collection service for materials other than those that are appropriate for the bins provided.

Other Garbage Rooms

Owners and tenants must not leave any material on the floors of Garbage Rooms or any other part of the common area. All refuse must be sorted and placed in the appropriate wheelie bins. Please see by-law 9.

Recycling

Common household problems wastes, which can neither be put into provided bins, nor be collected curbside, like fluorescent lights, smoke detectors, paint, gas bottles, fire extinguishers, batteries and oils, can now be taken to your local Community Recycling Centre throughout the year.

Do NOT leave any items in any garbage room outside of any bin. Dumping of garbage will be investigated and the cleanup cost and any fees associated with it will be forwarded to occupier or owner of the unit.

Car Wash Bay

The car wash bay is located next to the car park entry gates, level P1 under block A and is available for non commercial use by owner occupiers and tenants between 7:00am and 9:00pm seven days a week. To use the car wash you need to supply your own hose. The car wash uses rainwater collected on-site.

The Fire Hose near the car wash bay is not to be used for car washing.

Car Park Evacuation Warning System

The car parks are fitted with an evacuation warning system that will sound when an emergency condition is detected by the monitoring systems. In the event the warning system sounds evacuate the car park through an emergency exit by foot.

Notice Board

An Owners Corporation notice board is located in the foyer near the Building Manager’s office which is adjacent to the car park entry gates, level P3 under block D2.
