Launch of Lexington Apartments Website

The Executive Committee of the Lexington Apartments Owner Corporation today announced the deployment of the first stage of a dedicated website to serve owners, residents and visitors with a source of up-to-date scheme information.
The first stage of the new site is available to be viewed at www.lexingtonapartments.com.au.
Development of the website is ongoing. Feedback on content should be forwarded to the Secretary by email at secretary@lexingtonapartments.com.au or by letter. Feedback on the usability, navigation, grammar, spelling and so on should be provided to the Webmaster by email at webmaster@lexingtonapartments.com.au.

Workload and Mr Murphy have conspired with one another to keep this website off-line for much longer than is reasonable however their collaboration has been brought to an end and we’re back.
Private equipment not to be stored in the Gym

The recently completed OH&S inspection identified privately owned equipment in the gym as a risk that required mitigation. All owners and residents are reminded that no privately owned equipment is to be left or stored in the gym, even if it’s in a locked container.
Notices have been posted in and around the gym to remind users they are not to leave privately owned equipment behind.
Over the next few days the Building Manager will remove any privately owned equipment from the gym to a secure location for latter collection.
Dumping of Rubbish

Owners and residents are reminded that disposal of materials that are not suitable for the bins provided must be undertaken through the kerb side collection service provided by Ku-ring-gai council. Collections are booked through the linked council web form: Council Cleanup Request
The Owners Corporation is not providing a collection service for materials other than those that are appropriate for the bins provided.
Development Application
14th May 2009
The owners of properties adjoining the southern boundary of Lexington Apartments (1574-1578 Pacific Highway) are attempting, through the Land and Environment Court, to proceed with the construction of a five story thirty nine apartment and two storey underground car park development despite the current zoning of the land. The new development would impact on the peace and amenity of Lexington owners with lots in blocks C, D1, D2, E, G and to a lesser degree block F.
The Land and Environment Court has scheduled an on-site hearing at 9:30am on the 11th August 2009. The solicitors retained by Ku-ring-gai Council for this matter have requested that people who wish to give oral evidence on the day register with Mrs Lesely Finn by no latter than the 14th July 2009.

New Building Manager

Arthur Athanasoulas will take over the role of Building Manager at Lexington Apartments from Friday 12th June following Meriton’s decision to relocate Matt Walmsley to their recently completed site at St Ives.

Urgent Meeting – Amended SEPP (Seniors Living) Proposal

Urgent Meeting Next Wednesday 2nd of September at 6:30pm
We invite everyone (owners and tenants) to come to this meeting to discuss the proposed neighbouring property development of a 5 storey building with 35 apartments right next to our building (to the south).
The council has rejected the proposal on those grounds but the developer has taken the matter to the Land and Environment Court.
The Council’s legal team needs our help to build a case against the development.
This is our last stand against this DA, if it gets rejected it’s gone for good. The Developers are counting on us not sending letters so they can say this new proposal has no objections from the neighbours.
We are sorry for the short notice but we don’t have time. Letters must be in by the 14th of September and the matter has become quite urgent.
Please come over to the meeting and we will explain what is happening, what the impact is for residents of Lexington. I’ll also have a full-scale plan of the proposed development for you to see.

Amended SEPP (Seniors Living) Proposal

Please note that the deadline for comment on the Development Application for 1574-1578 Pacific Highway, as amended, is Friday 14th September. Letters have to be in the hands of the Council by the deadline to be included in the courts consideration.
You can either mail your letter of objection to the General Manager of Ku-ring-gai Council at Locked Bag 1056 Pymble NSW 2073 or lodge by email to both stewart@kmc.nws.gov.au and lesley.finn@hwlebsworth.com.au. For Owners Corporation tracking purposes can you also send a copy of your letter to dcharosky@hotmail.com or Diego Charosky 534/2c Munderah Street Wahroonga NSW 2076.
To ensure your letter counts you need to note that your comments relate to the “Amended SEPP (Seniors Living) Proposal” otherwise it can be argued, apparently, that any letter that doesn’t refer to the amended proposal is just a late repose to the original proposal and so can be excluded.
Watering System
20th October 2009
Following the relaxation of the rules governing water use and the repair of the system the automatic water system has been returned to daily use.
The system uses rainwater from a 100,000 litre storage tank. The system has been configured to run in the early hours of the morning in two groups so that full coverage occurs over two 24 hour periods.
The contractor who repaired the system indicated that unauthorised changes had been made to the system configuration. Residents are reminded that they must not alter any common property systems or plant. If there are any issues or concerns with the use or configuration of the watering system advise the Building Manager.
Annual General Meeting

The next AGM will commence at 6:30pm on Wednesday 2nd December 2009 in the Activity Room.
New Cleaning Contractor
30th November 2009
Meriton (the contractor supplying Caretaker services to the Owners Corporation) has advised that they have appointed Challenger as their cleaning contractor for the Lexington Apartments site as of today.
A new Cleaners Store has been established in the western room adjacent to the Car Wash area in Block A. The garbage bins that have historically been located in the new storeroom have been relocated to the large garbage room.
The cleaning contractor supervisor, Darren Campbell, can be contacted on 0406 754 572.
Rescheduled Annual General Meeting
3rd December 2009
The 2009 AGM has been rescheduled as a quorum was not achieved at the first meeting. The rescheduled AGM will commence at 6:30pm on Thursday 10th December 2009 in the Activity Room.
